Yes. Foreign individuals are permitted to buy residential and commercial property in Türkiye. Two limits apply in practice: citizens of certain countries may face restrictions, and no sale can take place inside military or security zones. Both checks are carried out by the Land Registry Directorate before the title deed is transferred.

Our projects in and around central Kuşadası are open to foreign buyers. Ask our sales team about your specific nationality, and confirm officially with the General Directorate of Land Registry and Cadastre.

The transfer takes place at the Land Registry Directorate. The usual sequence is:

• Obtaining a Turkish tax number

• Opening a Turkish bank account

• Notarised translation of your passport plus biometric photos

• A property valuation report by a CMB-licensed expert — mandatory for sales to foreign buyers

• Compulsory earthquake insurance (DASK)

• A sworn interpreter at the appointment if you do not speak Turkish

• Payment of the title deed fee and revolving fund charge, followed by the transfer

Owning real estate in Türkiye can support an application for a short-term residence permit, but the permit is not automatic — the application is assessed by the Presidency of Migration Management.

The assessment looks at whether the property is residential, whether the title deed is in the applicant’s name, and whether the address falls within districts that are closed to new foreign registration. The minimum value required, the eligible districts and the application conditions change with legislation, so we do not quote figures here.

Besides the purchase price, the typical items are:

• Title deed fee (at the statutory rate, on the declared value)

• Land registry revolving fund charge

• The mandatory property valuation report

• DASK compulsory earthquake insurance

• Notary, sworn interpreter and document translation fees

• Utility connections (electricity, water, gas) and any service charge

Yes. The process can be carried out under a notarised power of attorney. It can be issued before a notary in Türkiye or at a Turkish consulate in your country; documents issued elsewhere require an apostille.

The power of attorney must explicitly cover land registry transactions and identify the attorney correctly. Our sales team can share a sample wording of the required powers; we recommend a final review by your own legal adviser.
